But closer to your ask, the rise of "fast fashion" is directly tied to local area based independent clothing stores being bought out by private equity managed chain stores, which destroyed the distribution and manufacturing networks tied to them.

Nearby local businesses shut down in my NYC neighborhood in 2017-19 because of high, high rents. I know this because I knew many of them.
Now, most of the property is owned by the businesses that operate them. And business is booming.
And it could be improved, even!
