Three simple questions: Do you support Auckland Councilβs draft replacement for Plan Change 78 that maintains citywide housing capacity while focusing new homes near rapid transit and town centres, and strengthening natural-hazard protections? Do you support significant height and density by public transport - including 10 - 15 storeys around rail stations, and more homes within ~200m of key frequent bus routes - to maximise the benefits of the City Rail Link? Do you support refining special character protections where they prevent housing choice in our most accessible locations - noting that the draft proposes a modest reduction from Plan Change 78 of about 4.56% from 16,090 to 15,357 properties?
Of course, candidates are busy on the campaign trail, so we kept it simple with three easy questions about the proposed replacement for plan change 78, which would enable #MoreHomes close to jobs and transport.

Nah, he just wants to make zoning easier. And as a result it can be calculated that these zoning changes can lead to max 2m homes.

In a good news story, Plan Change 99 passed!
This plan change *upzones* the site of the proposed βbedroom commuterβ apartments in Beach Haven, to enable three storey development and provide a new pathway forward for ~81(!!!) new homes close to frequent buses + local amenitiesπ₯
Unfortunately this is not understood by many within the planning sector in NZ
This is the scale of development we should be seeking along our rail lines and busways β¬οΈ

Cool to see this small mixed use development proceeding on the corner of Marsden Ave and Dominion Road. It replaces derelict (now demolished) commercial buildings with two new shops and three new homes.
Christchurch developer Brooksfield, known for building terraced housing in "character style", has launched their first development in Auckland in Point Chevalier.
4 new homes, replacing 1, priced from $1.25m. 2-3 bedrooms and 97-120m2 in size. All with a garage.

Progress update on 100 Morrin Road which will see 143 new homes delivered.
The first homes are nearing completion, as are most of the internal streets.
The site has been cleared for the new public park at the eastern end of the site with landscaping to come π³ π±

Some advice I'd give on parking policy, drawing on NZ's experience: The main argument for removing MPRs relates to *land use* (e.g. housing affordability) not *transport* (e.g. congestion or public transit).
Once you realize this, then you realize that we can & should remove MPRs *everywhere*.
Auckland Council has publicly notified plans for 135(!) new homes at 198 Dominion Road - that means the public (YOU) can make submissions on the development and provide a positive voice for housing in Aucklandπ§΅

CMP Construction has announced they have started work on these 7 terrace houses in Grafton, which were originally first marketed back in 2021.
The development makes decent use of a skinny leftover site in a good location.

Your submission can be as simple as you like, just say what you like about the development or why you think itβs a good thing. Whatever you say, it will help get this one over the line, & the ball rolling on the rest of the corridor, which is a great place to build homes πͺποΈποΈ
In our view, this is the type of development we should be allowing along the entire length of Dominion Rd, and across the rest of the central isthmus. It being notified is a prime example of how the Unitary Plan simply does not appropriately enable development in this location.
It is also on 2 frequent bus routes & the development will add 5 new commercial premises, to support the growth of the local centre. π«‘
So, where is this proposed development?
Itβs located in the heart of the Valley Road shops on Dominion Rd, opposite a major supermarket with dozens of local shops, eateries, plus pharmacies, doctors & schools within a short walk.
