American suburbia has always been a Ponzi scheme.
The chickens are coming home to roost.

Sweet boy.
The ACC commission has unanimously voted to extend the ban on new data center construction until June 5.
Comic books have such a warped idea of what a mayor does. Including the ones I write
A Twitter post reusing a one-panel gag comic I drew a few years ago of Saul Goodman defending Magneto in court. "--And now the state accuses MY CLIENT--a single father of FOUR, your honor, a HOLOCAUST SURVIVOR--"
A couple times a year somebody reposts this X-men/Better Call Saul gag I drew and goes lightly viral over it, and you know what, god bless
No cheating; your last saved picture of a celebrity is your therapist
A coalition of Athens-area clergy held an interfaith candlelight vigil on Sunday in support of immigrants and others affected by mass deportations.

Using detailed address-level microdata, we trace movement chains originating with the initial residents of The Central and document three main findings. First, we show the building generated a substantial number of local vacancies. We identify 180 specific addresses that became vacant because of moves into The Central. Scaling to account for data coverage suggests the new tower induced more than 500 local vacancies in the three years after construction, by setting off chains of moves. Second, while The Central units were expensive on a per-square-foot basis, the homes vacated by movers were significantly cheaper. Homes left behind by those moving into The Central were about 40% less expensive. Unlike much of the prior literature, which track the changing neighborhood characteristics of movers
Even more evidence that building new housing decreases rents: Researchers tracked the residents of a newly built luxury condo building and found that they freed up less expensive apartments nearby.

"ai will replace all white collar jobs within the next two years" says man who will be chopped up and sold for parts by creditors if it doesn't
you would have to have a couple thousand guys to do this in a single congressional district bsky.app/profile/lumi...
I think there's a lot to this but honestly in my opinion the underlying dynamic that makes Zohran friendly to YIMBY orgs is just that he's heard the case for increased housing supply and agrees with it
Yes in my backyard
I like this guy in Pluribus
this approaches some of the same topics i've been pounding in my own writing. the basic issue we're having with governance is that people want all three of
--anticorruption
--professional effectiveness
--political control
from an institutional design perspective, these pull in different directions
Commissioners who hate the land use plan and think it should be tied to sewer … that’s exactly what it does. It restricts density to places where there’s sewer. Let‘s be real here, they really just hate apartments. Problem is, it’s incredibly expensive to run sewer to single family neighborhoods.
So glad I got to see it during the very brief window it’s playing at Cine.
My least popular (and most correct) view is that cars should be automatically limited to the local speed limit. Put the pedal to the floor and you still can't go over 25mph in a residential area.
(15 in Manhattan btw)
Representative-Elect Eric Gisler in his victory speech tonight:
“This is going to be a shockwave. It will be hard work to keep this seat next year, but it sends a message right now that next year, we’re coming.”
We’ve had a lot of folks tell us we’re burning resources too early by launching field first. We disagree. Both candidates we’ve worked with (Akbar Ali and Eric Gisler) won their specials this year. The infrastructure we’re building can flip both the mansion and State House!
In 2024, about ⅔ of votes were in Oconee and ⅓ in Clarke. The same was true today. But the vote breakdown in both counties was to the left of 2024, especially in Clarke.
CALL: Democrat Eric Gisler has been elected to the Georgia State House in a special election, flipping HD 121, which was previously held by Marcus Wiedower (R). Trump won 55.7% of the vote there last year.
Athens Dems have been working their asses off for this. Incredible.
A narrow what?
Anyone who tells you that mass deportations are a solution to the housing crisis is lying to you.
look I don't care how common the names "William" and "Smith" are, the Fresh Prince of Bel-Air wrote Slow Horses and that's that
Part of the reason I'm more concerned about my parents being scammed than mugged is that they receive multiple calls per day trying to scam them and do not receive multiple mugging attempts per day. I also feel like the cops would maybe try to catch the mugger vs scammers who'd 100% get away with it
Even by the standards of anti-woke journalism this is lazy dreck. The first piece of "evidence" that older gamers are mad about wokeness is a random Reddit comment — that isn't a complaint about wokeness.
