My latest article explores the drastically different welfare impacts of new luxury housing by income level, and how this should impact housing policy.

No, it does not cost $1M to build a unit.
Hard costs on 1633 Valencia which is wrapping up & the chron wrote about are about $575K/u or $564/sf. The project at 250 Laguna Honda, which is getting going, is $610K/u or 578/sf.

The city should buy this portfolio and leverage Prop I revenue to make it happen. This would be consistent with the vision of the voters, the BOS, and our office in passing Prop I in 2020. Letβs seize the opportunity to jumpstart a real social housing program and do this now!
Major local NIMBY initiatives being pushed by SF YIMBY politicians right now:
-Banning RVs that house families
-Banning shelters in neighborhoods across the city
-Diverting $80m Prop I revenue from social housing
-Blocking affordable housing at Parcel K
-Raiding Prop C supportive housing money

An essential read from Sandeep Vaheesan that provides a classic take down and a key counter-narrative to the "abundance" discourse that's capturing the imagination of too many neoliberals. We need public power, not private tyranny. www.bostonreview.net/articles/the...
Congrats to @tenantstogether.bsky.social on #SB436 passing the CA Senate! Tenants only get 3 days notice to pay overdue rent before eviction proceedings can begin. This lets tenants resolve the suit by paying back rent after that, preventing evictions and homelessness. 21 other states allow this
YIMBY Supervisor has introduced legislation to block new homeless shelters across his district.
Mahmoodβs ordinance would ban new shelters, outpatient clinics, residential care and treatment facilities, and transitional housing across D5, including much of Hayes Valley, NOPA, and Haight Ashbury.
We're now 8 points away from sending Andrew Cuomo back to the suburbs.
I wrote about why Austin is not the YIMBY success study its claimed to be. In fact, Austin can be seen as an illustration of the inadequacies of a market urbanist approach to housing affordability.

San Francisco could be 5 years into the boldest local social housing program in the nation. Instead, a YIMBY mayor for years blocked the funds voters and legislators had approved. Now, with a new Mayor at the helm, the City has a second chance to lead the nation. Will Mayor Lurie set things right?

"Lurie is asking for $61 million for police overtime for this fiscal year, despite a city report from December that found police overtime costs had surged amid poor oversight and abuse of the system. "

Economists used to insist minimum wages increase unemployment until enough counterexamples forced most to admit "FINE, they don't." One day rent control will be similarly accepted.
Prices reflect the balance of power between buyer/seller. Supply and demand affect that balance, but so does politics.
